WA is experiencing its worst rental crisis in decades, so the state’s recent rental reforms have provided some relief for renters (such as rent increases being limited to once every 12 months, rent bidding being banned and pets being allowed).  But these reforms have not gone far enough.  In particular, ‘no grounds’ evictions remain firmly in place, making WA one of two places in the country (the other being the NT) where renters can be evicted from their homes without being given a reason.

Over east, the NSW government’s recent decision to ban ‘no grounds’ evictions highlight an ongoing debate about whether ‘no grounds’ evictions—and rental reforms more broadly—will ‘spook’ investors.

Eliza Owen’s article explores the potential impact of rental reforms on the housing market. She debunks the notion that “tipping the balance more in favour of tenants” will cause landlords to exit the market and lead to a decline in investor activity.  Rather, supply and demand, not rental reform, shapes the housing market.

Ms Owen’s article not only debunks a common myth about rental reform but highlights the need for us to shift the narrative around what housing means in WA.  Government and industry concerns around spooked investors, investor activity, and market performance have equated housing as an investment, and risk overshadowing the fact that housing is a fundamental human right

That is why Anglicare WA continues to call on the State Government to end “no ground” evictions and advocate for renters’ rights.  West Australians should not live in fear of losing their homes.  Renting a home should be affordable, safe, and secure.
